Context
CSA Partners Ltd. was approached by Patell Batliwala & Associates to provide their design expertise for the restoration of the main lantern of the Art Deco Eros Theater building in Mumbai. Previous architects had created significant internal damage to the structural transfer framing of the lantern, leading to a potential for collapse in high winds. In addition to the lantern, CSA Partners Ltd. also worked on the repair and replacement of the auditorium roof.
Concept
To stabilize the lantern and tower attachments, CSA Partners Ltd. hired Thornton Tomassetti to collaborate closely with them. The problematic steel framing that had been previously installed was removed. To laterally stabilize the structure, a new deck was cast at two locations. The entire masonry was tuck pointed, restored, and re-plastered, which included replacing corroded re-bar. Windows in the lantern were replaced and flashed correctly, and all roof drains and waterproofing were redone to prevent ponding that could weaken the masonry parapet walls. For the auditorium roof, a standard BB Coba replacement was used over a sheet good underlayer, which drained into parapet gutters. The project utilized a hybrid of technologies from both the USA and India.
